There are times when homeowners need the services
of an appraiser. These situations include determining if refinancing makes
sense, PMI removal, pre-listing to determine an appropriate price, or home
equity loans. There have been some wide swings in home prices in the Northern Virginia area over the last few years. Most
of these have been in the homeowner’s
favor.
We work with the homeowner to provide reliable, independent assessments of
current value. Our appraisers are all professionals who work to provide a

We appreciate serving you and if your lender asks

so we know the market and the fair market value for your property. More
than likely we are already on their "approved list", and if not
we will quickly provide your lender with the necessary documentation to
become approved.
For-Sale-By-Owner (FSBO) / Pre-Listing Services
We have first hand experience in selling
properties. This is an emotional time and it is very difficult to determine
the fair market value for your property. As an owner we become emotionally
attached to our homes. Additions that provided us with enjoyment and value
may or may not add to the market value of the property. This is where an
objective appraiser can help in making sure you highlight those items that
are of value and also help when you begin negotiating with potential
buyers. A current appraisal also gives you concrete information without the
emotional factors. Both you and the potential buyer can use the appraisal
as a basis for determining a fair price. The appraisal may also be used, if
the lender agrees, to speed the financing processes.
PMI Removal Appraisals
The rapid escalation in home values in the
northern Virginia
area has resulted in many homes with significant additional value. This
value now negates the requirement for Private Mortgage Insurance (PMI). If
you believe your current mortgage is below the 80% threshold you may want
to consider petitioning to have the PMI removed from your monthly payments.
Lenders are required to remove the PMI from your monthly payments but this
often takes proof of value. We are happy to work with you to provide the
appraisal services to provide the independent value assessment required by
the lender.
Field and Desktop Appraisal Review Services
Sometimes the appraisal is received and you may
wish to have a “second opinion”. The value may not
be what you expected or you may feel some of the value was overlooked. We
can provide that “second opinion” without the
expense and delay of waiting for a whole new appraisal. Two of the most
common services are:

"field inspections" of the subject and comparable properties
